Water heaters are an essential appliance in our homes that we take for granted until they fail to provide us with hot water. We don't really appreciate our hot water until the morning we need it, especially if it's a cold morning. In order for a hot water heater to provide steaming hot water for years to come, they only need a small amount of maintenance. It is wise to flush the sediment out of the tank once a year, the sediment is just like mud building up in the bottom of the tank. This sludge inhibits the transfer of heat from the flames to water being heated. It's also important to check the anode rod. The anode rod is designed to corrode before the tank, thus stopping rust from eating away at the tank, it can be wise to replace the anode rod on your hot water heater every three years, to help your tank last longer. One other important item would be to connect a wire between the hot and the cold pipe above the water heater to ground the water heater. And of course if you live here in San Francisco make sure your water heater is adequately braced to avoid damage during an earthquake.
